Exclusive: Michelson, 29th Street Make $73M Denver Deal

Michelson Organization has acquired Peakline at Copperleaf, a 266-unit community in Aurora, Colo., for $72.5 million, or roughly $272,556 per unit, according to Yardi Matrix information. 29th Street Capital sold the asset.

Walker & Dunlop originated a $30.6 million five-year Fannie Mae loan for the transaction, the same data provider shows.

Peakline at Copperleaf had previously traded in 2022, when 29th Street Capital purchased the community from Grand Peaks Properties for $104 million, or $390,977 per unit.

Located at 4343 S. Picadilly St., the 10-building property came online in 2021 on roughly 12 acres. It sits just off Picadilly Street and East Quincy Avenue, with a few dining options and a Walmart within walking distance. Denver is some 23 miles northwest.

Peakline at Copperleaf comprises one-, two- and three-bedroom units, with floorplans ranging from 732 to 1,232 square feet. All units feature washer and dryers, microwaves and private balconies or patios, with direct access garages available in select units.

Common-area amenities at the pet-friendly community include a fitness center, bocce ball court, clubhouse, outdoor kitchen with grilling stations, swimming pool, spa, pet wash and dog park. The property also has some 550 parking spaces at ground level.

Denver’s low transaction volume

Denver multifamily transaction activity reached $743 million in the first eight months of 2026, from the 22 assets totaling 3,806 units that traded, according to Yardi Matrix. This marked almost a 58 percent decrease from the $1.8 billion recorded during the same period last year, when 39 properties totaling 7,372 units changed hands.

Only two other transactions took place in Denver’s Aurora submarket in the 12 months ending in August, the same data provider shows. Kennedy Wilson picked up The Fletcher Southlands in November 2025, located some 4 miles of Peakline at Copperleaf. The 320-unit community sold for $94.8 million.
