Construction Completed at Jersey City Skyscraper
The 79-story residential tower along the Hudson River waterfront was developed by an affiliate of China Overseas America Inc. and designed by Perkins Eastman.
Construction has completed and new residents have begun moving into 99 Hudson St., New Jersey’s tallest building, a 79-story, 900-foot tall condominium skyscraper along the Hudson River waterfront in Jersey City, N.J., as closings continue at the 781-unit ultra-luxury property.
Designed by global architecture and design firm Perkins Eastman, the residential skyscraper was developed by COA 99 Hudson LLC, an affiliate of China Overseas America Inc., which is the U.S. subsidiary of Chinese construction giant China State Construction Engineering Co. Plaza Construction of New York City was the construction contractor while Vidaris Inc., oversaw installation of the glass and limestone envelope.
Construction began in early 2016 but the project’s beginnings date back to at least 2011, when Hartz Mountain Industries purchased the former parking lot property from Bank of America Corp. for $35 million. Hartz Mountain sold the site to COA for $68 million in November 2013.
The 1.4 million-square-foot building includes about 15,000 square feet of commercial and retail space and a 7,000-square-foot plaza. Located steps from the Exchange Place PATH station, the property is situated at the intersection of Hudson and Green streets. In addition to the PATH service, commuters to Midtown Manhattan and New York’s Financial District can take NY Waterway ferries. Residents can also use the Exchange Place Light Rail station located outside the front door.
Despite the challenges created by the COVID-19 crisis, sales continued over the past few months. The Marketing Directors, the exclusive marketing and sales agent for the property, reported more than 300 new condominium owners have been moving in over the past few weeks.
Jacqueline Urgo, president of The Marketing Directors, said in a prepared statement the new waterfront landmark was attracting buyers from both sides of the Hudson River. The property has floorplans that range from studios to penthouses with prices from $548,000 to more than $4 million for homes that offer up to 2,500 square feet.
99 Hudson St. has 65,000 square feet of indoor and outdoor amenities including a 3,800-square-foot fitness center with yoga and Pilates studio. Other indoor features include a game room, golf simulator, screening room with bar, children’s playroom, demonstration kitchen and work café. The 99 Hudson Club Room includes a library, flat screen TV, and lounging, dining and entertaining spaces.
Outdoor amenities include an amenity deck with a swimming pool, cabanas, indoor and outdoor lounge and dining areas with grills, playground, dog run and landscaped green areas. The property also has a residents’ spa with hot tub, wet and dry lounges, steam room, dry sauna, showers, spa terrace and private massages.
