Condo Sales Underway at Luxury Miami-Area Tower

Witkoff Group and PPG Development are constructing the 20-story project.

There have been more than $120 million in sales at The Residences at Shell Bay since October. The 20-story, 108-residence luxury condominium tower is being built on 150 acres near Miami and is part of South Florida’s first new golf club development in more than 25 years.

Located at 501 Diplomat Parkway in Hallandale Beach, Fla., just north of Miami, The Residences at Shell Bay is being developed by the Witkoff Group and PPG Development. Kobi Karp is the architect and AvroKO is the interior designer of the Mediterranean-inspired residential property. The project is expected to be complete by 2026.

The Residences at Shell Bay will be managed by Auberge Resorts Collection and will feature residences and penthouses with one- to four-bedroom, open-concept layouts. Residents will have access to the hospitality brand’s expansive array of services and experiences. In addition to the branded residences, Auberge Resorts Collection will manage a boutique resort on the property. Douglas Elliman Development Marketing is exclusively handling sales and marketing for The Residences at Shell Bay.

The property is located near Loggia Beach Park in Golden Beach, Fla., as well as Diplomat Mall shopping center in Hallandale Beach and Promenade Shops in Aventura, Fla. The property is also located 31 minutes from Miami International Airport, 30 minutes from downtown Miami and less than 40 minutes from South Beach.

Luxe residences

There will be private and semi-private elevators for the residential units. The residences and penthouses will have expansive living and entertainment areas, floor-to-ceiling windows and 10-foot ceilings. All residences will have private balconies and the penthouses, as well as private outdoor space. Duplex penthouses will offer plunge pools and summer kitchens. The units will all have limestone-style porcelain tile flooring throughout most of the interior spaces and on balconies.

Kitchen features will include islands and Gaggenau appliances, including induction cooktops and wine refrigerators. Primary bedrooms will have spacious walk-in closets.

Amenities abound

The Shell Bay Club features an 18-hole, Greg Norman-designed championship golf course, one of the longest in Florida. It also has a 12-ace practice facility and nine-hold Par 3 course. New private golf courses are rarely found in the region and almost never offered as an amenity to condominium residents. The course opened last October.

The property will also have a private yacht club with a 48-slip marina, a racquet club with four Grand Slam tennis courts and pickleball courts, padel courts, a basketball court, batting cages and a children’s discovery playground.

The property will have a full-service medical day spa as well as a fitness center with indoor and outdoor spaces and facilities for personal or small-group training, including a boxing ring. A suite of children’s amenities, including a children’s play lab and creation studio, gaming lounge, screening room and game room with bowling alley, is included. Water sports will also be available, including paddleboard, kayaking and jet skiing.

The tower will have expansive roof decks with views of the golf course and Intracoastal Waterway as well as several pools, cabanas, hot tub, cold plunge, splash zone and spa facilities. There will also be a beach club and 30,000-square-foot event space with an outdoor terrace.

The food and beverage program at The Shell Bay Club will be led by Michelin-star chef Julien Jouhannaud and include several on-site restaurants offering breakfast, lunch and dinner available to residents that are members.
