Charlotte Tower Tops Out

This $700 million luxury project will be the second-tallest residential building in the Carolinas.

The 42-story, 409-unit residential tower at the two-building, mixed-use Queensbridge Collective development in Charlotte, N.C., has topped out. Its developers, Riverside Investment & Development Co. and Woodfield Development, plan for completion later this year. Upon delivery, it will be the second tallest residential building in the Carolinas.

The developers and general contractor, Clark Construction Group, marked the milestone in a ceremony last week at the site where the luxury high-rise is being built. Located at 1111 S. Tryon St., the project is set to bridge Charlotte’s Uptown and South End neighborhoods.

Designed by Goettsch Partners, the nearly $700 million project at the intersection of South Tryon and Morehead streets will also include a 35-story, 600,000-square-foot office tower. The developers are expected to break ground on the office tower later this year with delivery by the end of 2027.

The combined project will have nearly 30,000 square feet of retail and more than 90,000 square feet of indoor and outdoor amenity space.

Residential tower highlights

Initial occupancies at the residential tower are expected by the third quarter of this year. The high-rise apartment building will have 36 studios, 219 one-bedroom units, 128 two-bedroom homes and 26 three-bedroom units.

Apartments will have deluxe kitchens with high-end, full-size appliances, waterfall countertops and Euro cabinets. Other features will include 10-foot or higher ceilings, closet systems, outdoor balconies and terraces on most units with 360-degree views.

The amenity program will include more than 2 acres of indoor and outdoor fitness, sports, recreation, collaboration and entertainment space. There will be food and beverage offerings including a rooftop restaurant space that will open along with the residential tower.

Charlotte-based Night Swim Coffee is scheduled to open later this year on the ground floor. Guard and Grace, a Denver-based modern American steakhouse from TAG Restaurant Group, will launch its 10,224-square-foot venue on the 10th floor in mid-2026. The restaurant will be designed with indoor and outdoor dining and marks TAG Restaurant Group’s first location in Charlotte.

A mix of local and national brands have committed to most of the retail space, although Night Swim Coffee and Guard and Grace are the only announced tenants.

Other team projects

Queensbridge Collective is the fourth collaboration between Riverside Investment and Development Co., Clark Construction and Goettsch Partners in the last decade. Elsewhere, in Chicago, their projects include 110 N. Wacker, 150 N. Riverside and 320 S. Canal.

A Chicago-based real estate firm focused on mixed-use development and redevelopment projects in urban settings, Riverside is teaming with AmTrustRE and DL3 Realty for the residential conversion of The Field Building at 135 S. LaSalle in Chicago. The 44-story, 1.35 million-square-foot, Art-Deco style building has been mostly vacant since the Bank of America left for 110 N. Wacker. The adaptive reuse plan calls for converting 624,000 square feet into 386 residential units and about 92,000 square feet into commercial space.

Based in Arlington, Va., Woodfield Development develops and operates Class A multifamily communities. Founded in 2005, the company has completed 65 communities, has 21 projects under construction and numerous other developments in various stages of entitlement and design.

In July 2024, Woodfield Development secured senior and mezzanine financing to develop the first phase of Northwest Village in Fort Worth, Texas. Located in North Fort Worth near the Alliance Texas master-planned community, Northwest Village will have 455 luxury apartments and townhouses.
