Carmel Partners Opens Second Building in LA Mixed-Use Community

Situated in Los Angeles, the project is the latest to rise in the master-planned Cumulus District.

Carmel Partners has opened VOX at Cumulus, a seven story, 910-unit luxury mixed-use community located at 3333 La Cienega Blvd. in Los Angeles. The community is the latest and largest multifamily project in the Cumulus District, a master-planned development home to 1,210 multifamily units and 100,000 square feet of retail space.

Multiple stages of development

Development of VOX at Cumulus began in 2020, when Carmel acquired a radio broadcasting station owned and operated by Cumulus Media for $110.6 million, according to reporting from the Los Angeles Times. In August of that year, the Los Angeles City Council approved the zoning and construction of ARQ at Cumulus, the development’s adjacent 300-unit residential tower that finished construction in 2021. At 31 stories, AQR at Cumulus, which sits on the site of the former broadcaster, is the tallest free-standing structure in the area.

Construction of VOX at Cumulus took place alongside ARQ, with the latter being completed in 2022. Carmel Partners worked alongside TCA Architects, which provided architectural services, as well as PSOMAS, which served as the project’s civil engineer. DCI Engineers, Seal Electric, AMPAM, DFDA and MLA provided structural, electrical, plumbing, mechanical and landscape designs, respectively. Carmel has tapped Greystar to oversee the community’s management and operations.

A Green Point Platinum-certified property, VOX at Cumulus includes 1,736 solar panels, a walkable park with natural green spaces and a storm water infiltration system, as well as electric vehicle charging stations at 20 percent of its parking spots.

VOX at Cumulus, in depth

Designed and marketed towards a Gen Z, entertainment and tech industry-oriented renter base, VOX at Cumulus offers both apartment and townhome style living arrangements, sectioned into studio, one-, two- and three-bedroom units ranging between 504 to 1,456 square feet. Homes feature keyless entry locks, interiors with floor-to-ceiling-windows and vinyl plank flooring, open-concept kitchens and in-house laundry machines.

Across the 14-acre community, residents have access to two separate swimming pools and clubhouses, indoor and outdoor gaming areas, a recording studio, a private dining area with an attached bar, a fitness center, yoga studio and co-working space with conference rooms. Additionally, half of the property’s 100,000 square feet of retail space is occupied by a Whole Foods Market.

In addition to its internal walkability, VOX at Cumulus is within 100 yards of the La Cienega/Jefferson Metro station, six miles away from downtown Los Angeles and five miles south of Hollywood. These considerations factored directly into the property’s development, according to TCA Architects Vice President and Principal in Charge Eric Olsen. “The community is situated half way between downtown Los Angeles, and the beach cities. With more people transitioning back to the office, Vox at Cumulus has direct adjacent access to the La Cienega/Jefferson Expo Line.  Residents can utilize the Metro line to get to either Downtown LA, to the East, or Santa Monica, to the West, within 30 minutes,” Olsen told Multi-Housing News.

Carmel’s recent deals

Carmel has been involved in several high-profile ventures on the finance and investment front. In April, it closed on Carmel Partners Investment Fund 8, an investment vehicle worth $1.58 billion. In addition to opening the tallest residential building in its area, the company also closed on the largest real estate M&A deal of April 2023, the $675 million purchase of Westlake Village, a 47-acre, 2,983-unit community located outside of San Francisco.
