Carmel Partners and KTGY Group Begin Construction on Sustainable Community
Carmel Partners of San Francisco has announced that it has started construction on Carmel Loft House, a mixed-use development in Sunnyvale, Calif. The community will be a sustainable, urban infill development.
Sunnyvale, Calif.—Carmel Partners of San Francisco has announced that it has started construction on Carmel Loft House, a mixed-use development in Sunnyvale, Calif. The community will be a sustainable, urban infill development.
Carmel Loft House, which is being designed by architecture firm KTGY Group Inc., will include two buildings with 133 loft-style apartments and 6,000 square feet of ground floor retail space. The apartments will be a mix of one- and two-bedroom floor plans ranging from 700 to 1,500 square feet.
The community is being designed to make life easier for the tech-savvy residents, particularly for those who work from home—concentrating on connectivity and Internet speed.
“This development is for the young and the young at heart. It’s hip, it’s now,” David Senden, KTGY principal and lead designer for the project, tells MHN.
Additionally, Carmel Loft House will be green. Though only 50 points are required to be GrennPoint rated, the community is designed to earn a target goal of 100+ points. Carmel Loft House will feature Energy Star appliances, a high-efficiency air conditioning system, enhanced building insulation, low VOC paint and efficient irrigation. It will also feature drought-tolerant plants and low flow water fixtures.
“The development of Carmel Loft Homes gives residents a chance to have the best of both worlds: The convenience of living in an eco-friendly, urban environment with immediate access to dining and entertainment and transit options within walking distance, as well as the safety and peace of mind that comes from living in a suburban peninsula location,” Senden says.
Pre-leasing for Carmel Loft Homes is expected to begin in the summer of 2013.
