Brinshore, McShane Deliver Chicago Mixed-Use Project

Clybourn 1200, a mixed-income apartment building in Chicago's Old Town neighborhood offers 84 studio, one-, two- and three-bedroom units, as well as 17,000 square feet of ground-floor retail space.

McShane Construction Co. has completed a seven-floor, mixed-use project for Brinshore Development, bringing 84 new mixed-income apartments to Chicago’s Old Town neighborhood. The building is located at the corner of Clybourn Avenue and Division Street and in addition to the residential units, offers 17,000 square feet of retail space on the ground floor and 25,295 square feet of indoor parking on the second floor. Construction costs rose to $35 million.

“Clybourn 1200 has successfully transformed a prominent corner in Chicago’s north side into a dynamic and productive destination benefiting the surrounding community,” said McShane’s President Jeffrey Raday, in prepared remarks.

Designed by Pappageorge Haymes Partners, the property integrates several sustainable features such as a solar hot water system, low VOC products, permeable pavers and ENERGY STAR lighting and appliances. The units come in studio, one-, two- and three-bedroom layouts and each of them includes washers and dryers, large closet space and an in-floor radiant heat system. Thirty percent of the units are for CHA residents and another 30 percent goes to affordable housing. 

Part of the building amenities are a community room, a computer lab, a party room with a kitchen and a fitness center. Clayton 1200 also features a roof deck on the third floor, which offers a gas grill and fireplace, a rooftop vegetable garden for residents and an Apiary, or a bee-keeping area. The nearby area is home to several shopping, dining and entertaining venues as well as the CTA Clark/Division Red Line Station. The location also offers access to the Kennedy Expressway.

At the beginning of the year, Interforum Holdings tapped McShane to build the community at Lakeside Village in Oak Brook, Ill.
