BPDA Approves 3 Small Boston Communities
The developments are part of a larger set of projects which passed at BPDA’s December meeting. Together, they are expected to bring online 97 units and more than 8,000 square feet of retail space.

The Boston Planning & Development Agency has approved at its December meeting a series of residential, commercial and hospitality projects across the city, which are expected to generate a total of 541 units and more than 1.4 million square feet of new space. Aside from two large projects—the Omni Boston Seaport Hotel and the 426-unit community development at 264 Huntington Ave.— the agenda included three other smaller residential projects: 75-85 Liverpool St. in East Boston, 46 Hichborn St. in Brighton and 256 Dorchester St. in South Boston. The developers are expected to deliver a total of 97 units and more than 8,000 square feet of retail space.
Planned developments
The community at 75-85 Liverpool St. is expected to incorporate 19 market-rate and three affordable units, as well as a small retail component totaling 775 square feet. The project site, which is within walking distance of Central and Maverick squares, consists of two parcels totaling 8,000 square feet.
Other planned improvements to the site include new sidewalks, street trees and lighting as well as landscaping upgrades. The project is expected to create 50 construction jobs.
The developer of 46 Hichborn St. plans to bring 46 condominium units to the Brighton neighborhood totaling approximately 50,000 square feet, which can be adapted for disabled residents. The project is designed as a five-story building with studio, one-, two- and three-bedroom layouts. Six units will be affordable and two units are slated to offer complete access to disabled residents. Planned amenities include a pool, a common roof deck and 13 private roof decks, a residents’ gym, community room, bicycle storage on the ground floor and private storage spaces in the basement.
The five-story building at 256 Dorchester St. is expected to encompass 46,000 square feet of residential space divided among 32 units, as well as 7,865 square feet of ground-floor retail space. A small percentage of the total number of units will fall under the Inclusionary Development Policy.
In addition, the community will feature 23 parking spaces and storage space accommodating up to 32 bicycles. The development plan also includes sidewalk improvements along Dorchester Street, new street trees, landscaping and lighting. The project is expected to create 40 construction jobs.
