BDC Holdings Acquires Student Communities for $90M
The pair of properties total almost 1,000 beds.

BDC Holdings has purchased two New York student housing communities for $90 million from OC Ventures. The deal included the 192-unit, 640-bed Block 20 Buffalo in Amherst and the 182-unit, 358-bed The Hill at Rochester. GREA brokered the deal on behalf of the seller.
Block 20 came online in 2016 and previously changed hands in May 2018 when Harrison Street sold it for $48.8 million, according to Yardi Matrix information. The property is at 100 Herron Drive, less than 2 miles from the University at Buffalo North Campus. UB Stadium is 3 miles away, while the Buffalo Niagara International Airport is within 10 miles.

The community encompasses eight four-story buildings spread across almost 28 acres. The unit mix consists of two- and four-bedroom floorplans, ranging between 958 and 1,529 square feet, with apartments having bed-to-bath parity. Common-area amenities include a fitness center, computer lab, swimming pool with clubhouse, as well as sports courts and lounges.

The other community is at 24 Fairwood Drive, 6 miles from the University of Rochester and 1 mile from the Rochester Institute of Technology. Frederick Douglass Greater Rochester International Airport is within 7 miles.
Redeveloped in 2019, The Hill consists of three three- and four-story buildings spread across more than 12 acres. The unit mix comprises one-, two-, four- and five-bedroom floorplans, varying in size from 469 to 1,945 square feet.
Common-area amenities include a swimming pool, clubhouse, fitness center and student lounges. The property also has a computer lab and sports courts.
