Batson-Cook, 908 Team on 4th Florida Student Housing Project
This latest development is being built near the Florida State University campus.

Batson-Cook Development Co. and 908 Group are teaming up on their fourth Florida student housing project with the development of Chapter House FSU, a 129-unit, 511-bed, Class A student housing property. The project will be built near Florida State University in the College Town submarket of Tallahassee, Fla.
The developers did not disclose a completion date. The project will mark the fourth joint venture between the two firms, continuing a programmatic partnership focused on delivering institutional-quality student housing in markets where the development team has deep experience. According to Yardi Matrix, FSU has more than 2,300 total bedrooms under construction as of November 2025, making it the third largest Southern university for student housing construction.
Litt Glover, president & CEO of Atlanta-based BCDC, said in prepared remarks that the Chapter House FSU development reflects the company’s conviction in Tallahassee, in locating student housing near flagship universities and in 908 Group as a development partner. A wholly owned subsidiary of Kajima USA, BCDC provides development and capital solutions primarily through partnerships on commercial real estate projects across the Southeast U.S.

Pacific Life is the lender for the project, with Marble Capital providing preferred equity. Culpepper Construction is the general contractor. Humphreys & Partners is the architect and Moore Bass Consulting is the project’s civil engineer. Asset Living will manage the property.
Chapter House FSU highlights
Chapter House FSU is a two-building project that will be constructed at 601 W. Madison St. and 506 W. Gaines St., within walking distance of the FSU campus.
The development will include more than 4,000 square feet of ground-floor retail space. Residents will have quick access to Legacy Hall and the new FSU College of Business, both located on the campus. They will also have easy access to nearby retail and dining options in College Town.
Previous Florida projects
BCDC and 908 Group, a Tampa, Fla.,-based development firm specializing in urban infill, multifamily and mixed-use projects, recently exited another student housing development at FSU in Tallahassee. Previously known as The Tribe, the 182-unit, 693-bed development broke ground in June 2023, and was completed in time for the 2025-2026 academic year. It has been rebranded as part of the Statehouse portfolio of projects at FSU, according to BCDC.
The project was the firms’ first property at FSU and its third near a major Florida university. BCDC and 908 Group also teamed up on the development of Gator Walk, an 85-unit and 294-bed student housing property near the University of Florida in Gainesville that began construction in September 2020. It delivered by fall 2022. The team’s first Florida student housing project was The Nine at Gainesville, a 180-unit, 627-bed property that broke ground in June 2017 and was completed by the 2018-2019 academic year.
908 Group has delivered more than $1.25 billion in purpose-built student housing consisting of 21 projects and 10,000-plus beds.
