Ascendant Completes Dallas-Area Luxury Property

Ascendant Development has completed Haven at Mansfield, a 257-unit luxury multifamily community in Mansfield, Texas, near Dallas. The developer broke ground on the project in 2021; a $29 million loan from Amerant Bank financed its construction, according to Yardi Matrix data.
Designed by EDI International, Haven at Mansfield encompasses three four-story buildings with studio, one- and two-bedroom floorplans ranging from 634 to 1,270 square feet. Apartments feature in-unit washers and dryers, walk-in closets, energy-efficient LED lighting, smart lock systems and stainless appliances, along with private balconies or patios for select layouts. Common-area amenities include a swimming pool, clubhouse, yoga studio and 24-hour fitness center, along with grilling stations and package lockers.
Located at 269 N. State Highway 360, the community is roughly 23 miles from downtown Fort Worth and 30 miles from downtown Dallas. Methodist Mansfield Medical Center, as well as the Mansfield National Golf Club, are within walking distance.
Multifamily development in the Metroplex
The Metroplex was still one of the top markets for multifamily deliveries in the first half of 2023, despite registering a significant drop in activity. Through the six months ending in June, 5,133 units were brought online, accounting for 1.6 percent of total stock and representing a 48 percent decrease from the same period in 2022.
Currently, there are 71,131 units under construction across 264 properties in Dallas-Fort Worth, according to Yardi Matrix data. Of the total, nearly 23,600 broke ground this year.
Earlier this month, the joint venture of Conor Commercial Real Estate, Globe Corp. and Origin Investments started construction on a 327-unit luxury community in East Dallas. The first apartments are expected to be delivered in spring 2025.
