Aria Communities Obtains $53M for Charlotte-Area Development
The funding is split between two capital sources.

Aria Communities has obtained $42.7 million in construction financing and $10.2 million preferred equity to build Skyview at Aria, 338-unit multifamily project taking shape in Monroe, N.C., a suburb of Charlotte.
United Bank Inc. originated the loan, while Parse Capital was the preferred equity provider.
The property is slated for completion by October 2027, with stabilization expected the following March.
Skyview at Aria, located at 3613 W. Highway 74, will feature a mix of 96 one-, 212 two- and 30 three-bedroom units in eight three-story buildings on 22 acres. Unit interiors include General Electrial stainless steel appliances, white quartz countertops, in-unit washers and dryers and private balconies or terraces.

Residents will have access to a center courtyard with pool, an outdoor kitchen with grills, a fitness center, a putting green, a clubhouse and walking trails. The property will include 664 parking spaces.
With direct access to U.S. Highway 74, the community will be located approximately 20 miles to the southwest of Downtown Charlotte.

Queen City’s robust pipeline
Record deliveries characterized Charlotte’s multifamily rental market in 2024 and 2025, according to Yardi Matrix. The metro’s multifamily asking rents were down 0.3 percent on a trailing three-month basis through November 2025 to an average of $1,578, roughly on par with the national average.
Charlotte developers added more than 16,200 units, or 6.6 percent of existing stock, in 2025 through November. That was the fifth-largest figure in the nation. Metro Charlotte’s development pipeline has nearly 27,000 units under construction and another 92,000 units in the planning and permitting stages.
In February, Crescent Communities opened NOVEL Davidson, a 237-unit multifamily property in Davidson, N.C., a suburb of Charlotte. Financing for the community included a $48.8 million construction loan provided by Sumitomo Mitsui Bank, according to Yardi Matrix data.
