Arcland Opens NoVa Storage Property

The property encompasses north of 100,000 square feet.

Virginia-based Arcland has opened a two-building, 115,000-square-foot self storage property at 149 Wincrest Drive, in Winchester, Va.

Partners on the project included bwdarchitects Inc. and Urban Ltd., as well as Phoenix Construction and Management Inc. Self Storage Plus is the property’s manager.

The two-story buildings have ground-level, climate-controlled units ranging from 25 to 300 square feet. The property also has drive-up storage space and 100 parking spots for RV and boats.

The facilities sit on a 6-acre site off Route 522, near Interstate 81 and Winchester Regional Airport. Downtown Arlington, Va., and Washington, D.C., are within 80 miles.

The property is one of the 11 available within a 3-mile radius, providing residents some 13.6 rentable square feet per capita, according to Yardi Matrix information. As of March, there were four self storage projects under construction in Northern Virginia, set to add about 170,000 rentable square feet upon completion.

Nationally, there were 3,153 self storage properties in all stages of development as of February, a Yardi Matrix report shows. Out of the total number, 740 facilities were under construction, accounting for 2.9 percent of the total stock, down 10 basis points from January.

Arcland Property Co. currently has a portfolio comprising 40 self storage properties—out of which almost half are in the state of Virginia—as well as several others under construction.
