Aptitude Development to Break Ground on St. Louis Project

Aptitude Development is set to break ground on The Marshall, a $40 million, 508-bed off-campus student housing development in St. Louis. Construction is slated to start this spring with completion expected in the fall of 2025. In addition, the developer is making a $250,000 contribution to affordable housing programs in the city at the request of alderman Tina Pihl, as reported by St Louis Post-Dispatch.

The seven-story community is slated to encompass 192 units which will include two-story five-bedroom townhouses on its top floor. Common-area amenities will incorporate a fitness center, hot tub, cafe areas, gaming lounge and study lounges, individual as well as cooperative.

Located at 3834 Forest Park Ave., the 1.8-acre site is less than a 10-minute walk from St. Louis University. It is also next to Interstate 64, placing it roughly 3 miles from downtown St. Louis. In the development’s immediate vicinity there are is multitude of retail, dining and entertainment options.

Aptitude Development Founder & Principal Jared Hutter stated in prepared remarks that student housing supply has not kept pace with St. Louis University’s enrolment growth. He also emphasized the proximity to The City Foundry, a mixed-use development which includes retail, dining and office space, as a significant advantage for The Marshall. This project represents the seventh iteration of the firm’s Marshall brand, the latest having been a 409-bed community in Birmingham, Ala.
