Aptitude Development Breaks Ground on Alabama Student Housing Project

Aptitude Development has broken ground on The Marshall Birmingham, a 409-bed, 200,000-square-foot, student housing project in Birmingham, Ala. 

The seven-story building is set to include 10,000 square feet of amenity space. Planned amenities include a fitness center, resident lounge, open-air social space, swimming pool and breakout areas. The property is set to start pre-leasing in 2021.

Located at 1201 3rd Ave. S., The Marshall is within walking distance of the University of Alabama campus. The surrounding area has several retail and dining options. Regions Field stadium is within within walking distance of the site. The community is also 14 miles from Summerchase at Riverchase, a 240-unit asset in Hoover, Ala., which traded in September. Tribridge Residential sold the property for $26.7 million.

Aptitude is developing the project in partnership with Stone Construction, BSB Design and CHA Engineering. This is the fourth Marshall branded community that the company has in the works. The other three projects are located in New York, Louisville, Ky. and Fayetteville, Ark.
