Alden Street Capital Buys FL Student Housing

TSB Realty arranged the sale of the 770-bed student housing property marked the company’s third transaction to an affiliate of Alden Street. The community was built in 2009.

Alden Street Capital Management has acquired Canopy Apartments, a 240-unit student housing community serving the University of Florida in Gainesville. Since its launch two years ago, New York City-based Alden Street has acquired 11 student housing properties valued at $225 million. 

TSB Realty of Paoli, Pa., arranged the deal, which marks the firm’s third student housing sale to an affiliate of Alden Street.

Two-, three- and four-bedroom units

Located on a 16-acre site at 4400 SW 20th Ave., the property is situated about one mile from the University of Florida campus. Built in 2009, Canopy Apartments offers 770 beds and a mix of two-, three- and four-bedroom units ranging in size from 952 to 1,582 square feet. The five three-story buildings feature common-area amenities such as:

  • 24-hour fitness center
  • virtual golf course
  • indoor basketball court
  • clubhouse with gaming area
  • tanning facilities
  • study rooms and computer lab
  • lagoon-style pool with poolside hammocks, grills and lounge

Nearby shopping, restaurant and cultural attractions include Forest Park, Clear Lake, Kanapaha Botanical Gardens and the Florida Museum of Natural History.
