Affirmed Housing Opens San Diego Affordable Community

Affirmed Housing Group has opened The Orchard at Hilltop, a 113-unit affordable housing community in San Diego.
The property is designated for residents earning between 30 and 60 percent of the area median income. ConAm will manage the community, Studio E Architects is the architect and HA Builders was the general contractor.
San Diego Housing Commission provided a construction loan totaling $8.3 million. The loan included HOME Investments Partnerships Grant funds totaling $4.3 million provided to the city, by the U.S. Department of Housing and Urban Development and $4 million originated by The City of San Diego Affordable Housing Fund. SDHC also awarded 25 federal housing vouchers, authorized the issuance of approximately $27.8 million in tax-exempt Multifamily Housing Revenue Bonds and $3.4 million in taxable bonds.

Affirmed Housing partnered with NEXUS on another supportive housing project. The developer opened the 87-unit affordable community located in San Jose in December 2022.
San Diego urban infill development
The Orchard at Hilltop encompasses three buildings with studios, one-, two-, three- and four-bedroom apartments. The development also features 6,500 square feet of commercial space. Common-area amenities include laundry facilities, a swimming pool, a community room, a basketball court, recreational lawn, parking spaces and elevators.
The development is part of a multi-phase project, which will redevelop the underutilized area and also bring market-rate housing. The urban infill development is situated across three separate parcels, for the accommodation of the renewed stormwater feature and both affordable and market-rate developments.
The Orchard at Hilltop is located at 5052 Hilltop Drive, in the Chollas View neighborhood. The property is next to Route 94, which provides direct access to downtown San Diego. There are many dining options, retail centers, schools and green areas in the proximity. The community is within walking distance of San Diego Metropolitan Transit System bus routes.
