Waco, Texas—Asset Campus Housing (ACH), a national student-housing owner, has unveiled plans for the Domain at Waco, an off-campus student housing property. The development will be a 186-unit property with 564 beds.

The property will serve Baylor University students, with construction slated to begin later this year, in time for occupancy during the fall semester of 2015. Domain at Waco will include a variety of floor plans, including one-, two- and four-bedroom apartments, as well as townhouses.

Common amenities will include an 11,000-square-foot clubhouse, a resort-style pool, Internet cafe, outdoor fire pit, sand volleyball, poolside hammock lounge area and video gaming center. There will also be a sports field, group fitness studio, 24-hour gym and a number of private group-study rooms.

The property will also come with on-site maintenance and management staff, and will offer a variety of resident activities. According to Houston-based ACH, residents will enjoy the “freedom of individual leases,” meaning they are only responsible for the rent of their individual bed, not the entire apartment.

Baylor University has an enrollment of about 15,600 students; Domain at Waco will be about a mile from campus. ACH currently manages a student housing portfolio of more than 115 properties, exceeding 65,000 beds. The company has been developing vigorously in recent years, including new student housing properties in Lubbock, Texas;Morgantown W.Va.; Columbia, Mo.; and Fayetteville, Ark.
