Four Seasons Private Residences Las Vegas has topped out both the north and south towers of the future luxury condo community in Henderson, Nev. Azure Resorts & Hotels is leading the development with partners Luxus Developments and Two Roads Development. Delivery is slated for the fourth quarter of 2027.

The project will bring 171 residences online, with 148 already under contract, representing $950 million in reported sales. Floorplans range from two to five bedrooms across 2,300 to 8,400 square feet.

Glass installation is currently underway on both towers. Site preparation began in spring 2024. Wimberly Allison Tong & Goo is leading the design on the 24- and 25-story towers, while Suffolk is the general contractor for the community.

The project was announced in May 2023, Multi-Housing News previously reported. In December 2025, the development secured a $781 million construction financing package, including a $526 million senior loan from JPMorgan and $255 million in mezzanine and preferred equity financing from Sculptor Real Estate and Morning Calm Management, according to Boutique Hotel News.

Shared amenities at the community will include a fitness center, a spa, four pools, pickleball courts, an outdoor terrace, a golf simulator and coworking spaces. The property will also feature a Wolfgang Puck Signature Restaurant & Lounge in the North Tower.

The construction site is located at 669 Dragon Park Drive, adjacent to DragonRidge Country Club. The Las Vegas Strip is approximately 15 miles away from the future community.

Four Seasons expands condo projects

The Las Vegas development is among several Four Seasons-branded residential projects moving forward across the U.S. In June, Lincoln Property Co. and Austin Capital Partners received $870 million in construction financing for Four Seasons Private Residences Lake Austin, a 203-unit development in Austin, Texas. TYKO provided the financing in what was described as one of the largest construction loans for a luxury residential project in the state.

In February of this year, CMC Group and Fort Partners advanced another Four Seasons-branded residential project in Coconut Grove, Fla. The joint venture received a $323.8 million construction loan for the 70-unit project from Bank OZK. Delivery is expected by mid-2028.
