Canvas Residential Wraps Up Atlanta BTR Community

It's the firm's first foray in the metro.

Canvas Residential Partners has completed The Rosemoor, a 222-unit, build-to-rent community in Atlanta’s McDonough suburb.

Canvas broke ground in April 2024 on the project marking the firm’s first foray in the metro. A $40 million construction loan issued by Atlantic Union Bank in 2023 financed the development, according to Yardi Matrix information. Center Park Group served as general contractor.

Located at 250 Foster Drive, The Rosemoor features 38 two-story buildings spread across a 27-acre site. The townhomes feature two- and three-bedroom floorplans ranging from 1,309 to 1,712 square feet. Shared amenities include a swimming pool, fitness center, clubhouse, dog park, playground and outdoor kitchen, as well as one- and two-car park garages. Greystar is in charge of day-to-day operations at the property, with leasing having begun in 2025.

The community is just off Interstate 75, which connects the area to downtown Atlanta, some 26 miles north. Other major thoroughfares in the area include U.S. routes 23 and 155. The property is across from two shopping malls, Henry Town Center and Henry Marketplace.

Suburban Atlanta delivers

After three years of steady development that added more than 64,000 multifamily units to the Atlanta market, multifamily construction activity began to slow down in the first quarter of 2026. Only 1,808 apartments, or 0.3 percent of stock, came online in the first three months of the year, according to a Yardi Matrix report. Almost 70 percent of deliveries were located in Atlanta’s suburban markets.

Meanwhile, the metro had 22,302 units under construction at the end of March, with another 120,000 in the planning and permitting stages. One of suburban Atlanta’s underway projects is Trilogy Investment Co.’s REV3 at Hill Road, a 120-unit, build-to-rent development in Powder Springs, Ga. The developer broke ground in April, less than a year after beginning construction at REV3 at Avondale East, another townhome project in an Atlanta suburb.

The road to housing, less bumpy

Dedicated build-to-rent developers gained a regulatory advantage when the 21st Century ROAD to Housing Act became law in July. But institutional investors also benefited from certain provisions.

Beginning in January, 2027, the law generally prohibits large institutional investors that control at least 350 single-family homes from acquiring additional existing homes. However, this restriction does not apply to qualifying newly constructed homes acquired, built or retained as part of a build-to-rent program.
