Marcus Partners Acquires Raleigh Community for $80M
The 372-unit property marks the company's second investment in the market.

Marcus Partners has acquired Aventon Nora, a 372-unit community in Raleigh, N.C. Local developer Aventon Cos. sold the property, according to Yardi Matrix. The transaction was valued at nearly $79.9 million, according to Wake County property records. Newmark brokered the transaction.
Aventon Nora came online in 2024 and features four residential buildings with one-, two- and three-bedroom apartments. The Class A community includes carriage-style apartments with attached garages. Individual apartments feature in-unit laundry, stainless steel appliances and smart locks.
Apartments at the community average approximately 1,051 square feet, with an average monthly rent of $1,783, according to Yardi Matrix. At the time of sale, Aventon Nora was 96 percent occupied.

Shared amenities at the property include a two-story clubhouse, a swimming pool with cabanas, a fitness center, electric vehicle charging stations and green space with a dog park.
Located at 6301 Lakecrest Drive, the community is approximately 10 miles north of downtown Raleigh. Shopping centers such as Sutton Square, North Ridge Shopping Center and the Triangle Town Center are all close by. The property is near interstates 440 and 540.
For this transaction, Newmark Vice Chairman Sean Wood and Senior Managing Director John Munroe led the brokerage team.
Marcus Partners continues Southeast expansion
Aventon Nora represents Marcus Partners’ second multifamily investment in the Raleigh-Durham market. The acquisition follows Wood Partners’ groundbreaking last week on Altera Heights, a 280-unit Class A community in Apex, N.C., for which Marcus Partners provided equity. The development represents Marcus Partners’ first ground-up investment in the Raleigh-Durham metro.
The company has also been expanding in other southern markets. In May 2025, in a joint venture with RPM Investments, Marcus Partners reentered the region through its acquisition of The Heights at Shadowood, a 287-unit multifamily property in Cumberland, Ga. Following the acquisition, the property was rebranded as The Maddux at Shadowood.
