Article Student Living Builds 280 Beds Near University of Kentucky

Article Student Living has acquired Signature Apartments, a 150-unit, 280-bed, Class A student housing community serving students attending the University of Kentucky in Lexington. Homestead Cos. was the previous owner, according to Yardi Matrix. An acquisition price was not disclosed.
Signature Apartments came online in 2024 and includes one-, two- and four-bedroom floorplans. Yardi Matrix shows an average monthly rent of $1,053. The property received a $26.5 million construction loan from Republic Bank & Trust Co. in 2023, according to the same source.
Shared amenities at the community include study rooms, a fitness center, a pool, tanning beds, a coffee bar and a clubhouse.

The acquisition marks Article’s second investment on Angliana Avenue. In March 2025, the company, along with joint venture partner Barings, acquired 5 Twenty Four and 5 Twenty Five, which has been rebranded as Latitude Lexington. The property includes 376 units and 1,060 beds across 11 buildings.
For the fall 2025 semester, the University of Kentucky enrolled nearly 39,000 students, up 7.1 percent year-over-year and 24 percent over the past five years. According to Yardi Matrix, Signature Apartments was 99.3 percent preleased in fall 2024 and fully preleased for fall 2025 and fall 2026.
Located at 840 Angliana Ave., Signature Apartments sits less than half a mile from Latitude Lexington and is within walking distance of the campus. UK Good Samaritan Hospital is a mile and a half away.
Article continues student housing growth
Article currently has $3.1 billion in assets under management and manages 48 properties comprising more than 22,000 beds. In October 2025, the company expanded in Oregon with its purchase of Santana Court, a 95-bed community in Corvallis, Ore., serving Oregon State University.
Article refinanced Identity Dinkytown in Minneapolis this past April. The 922-bed community came online in 2023 and serves students attending the University of Minnesota at Twin Cities. TSB Capital Advisors arranged the financing.
