Milhaus Brings 1st Live Local Act Project to Sarasota County
Construction on the workforce housing development is set to begin this month.

The very first Live Local Act development is about to take off in Sarasota County, Fla. Milhaus will break ground this month on Tallevast, a 231-unit workforce housing project in Sarasota.
In another first, Milhaus partnered with Marble Capital to fund Tallevast’s equity side of the capital stack. BMO provided the construction debt, while FaverGray will serve as general contractor.
Located on nearly 11 acres at 2750 Tallevast Road, the site is roughly 5 miles north of downtown Sarasota. U.S. Route 301 runs less than 1 mile away, while multiple retail and dining options are within roughly 3 miles.

The community will feature five three-story buildings upon its projected completion in late 2027. Floorplans call for studio and one- to three-bedroom layouts ranging between 617 to 1,357 square feet. The amenity package is set to include a gym, a swimming pool and coworking spaces, as well as a resident clubhouse, among other features.
Milhaus owned more than 9,200 units across 30 properties, representing $2.3 billion in assets under management as of March 2026. Some of the firm’s latest projects include Slate Springdale, a 306-unit development in Springdale, Ohio, and Tempo at TruePointe, a 359-unit property in Hilliard, Ohio.
Live Local Act projects keep emerging across Florida
The Live Local Act aims to boost new apartment construction by providing developers with benefits related to land use, density, height or floor area ratio, as well as reduced parking requirements. In exchange, at least 40 percent of the units are set aside for households earning up to 120 percent of the area median income for 30 years.
As of March 2026, more than 180 projects totaling some 55,000 units were in the works under the Live Local Act across the Sunshine State, according to the Florida Housing Coalition’s dashboard. Nearly half of the developments were in Miami-Dade County.
One of those projects will break ground soon. Earlier this month, demolition work began on the site of The HueHub, an $880 million, 4,032-unit project set to take shape on a 12-acre site inside Miami.
