$880M Miami Mixed-Use Project Starts

It's the city's largest project to be built under the Live Local Act.

Demolition has begun for The HueHub, an $880 million, 4,032-unit mixed-use project taking shape at a 12-acre site in Miami’s West Little River neighborhood. The project will be Florida’s development sponsored by the Live Local Act, and is designed to deliver much-needed attainable housing for Miami-Dade County’s workforce.

The demolition efforts will continue at the 8395 NW 27th Ave. site over the coming weeks, with a formal groundbreaking planned after the activity concludes. Pablo Castro, a former Spanish real estate developer has partnered with local developer Laura Tauber on the project.

The community will be aimed at providing attainable apartments for essential workers including firefighters, police officers, educators, healthcare professionals, hospitality workers and local service employees.

Prior to demolition, the developers secured a landmark agreement committing approximately 3,000 units at base rental rates. The apartments will be geared towards first responders and essential workers, as part of the project’s mission to deliver housing stability in one of the nation’s most expensive rental markets.

Florida’s Live Local Act was approved by the State Legislature in 2023 and has since been updated twice to encourage development of more attainable workforce housing.

Under the Live Local Act, 40 percent of the 4,032 units at The HueHub will be reserved for individuals earning at or below 120 percent of the local median income. Rents will start at roughly $1,300 for a studio, $1,600 for a one-bedroom apartment and $1,900 for a two-bedroom unit, according to the developers.

Amenities planned for 12-acre site

Miami-Dade County approved the transit-oriented development at the 12-acre site in August. The property will feature seven 35-story towers with furnished units, along with extensive on-site amenities, retail and public green space.

Arquitectonica designed the 509,447-square-foot project. Additional development partners include Coastal Construction, Bilzin, Greenberg Traurig and Franyie Engineers. The development team will use green building practices including eco-friendly materials during construction. The project will also utilize energy-efficient systems such as a water conservation framework.

The project will feature about 200,000 square feet of interior amenities including coworking  and cultural spaces, childcare and health care services, as well as concierge-style offerings intended to support the residents’ quality of life. Plans call for an urgent care facility, a learning center and a two-acre public park. A swimming pool will also be part of the outdoor amenities.

The HueHub is located near the Northside Metrorail Station and Tri-Rail, which provides direct connectivity to downtown Miami, the city’s International Airport and employment centers throughout South Florida.
