CRG, Kenter Break Ground on Student Project
Upon delivery, the community will serve the University of Oregon.

A joint venture between CRG and Kenter Capital has started construction on Chapter Alder, a 491-bed student housing community in Eugene, Ore. The project is slated for completion ahead of the 2027 academic year.
Other development partners include LJC as designer. This marks the duo’s second student housing construction project in Eugene and CRG’s eighth nationwide.
The 15-story, 133-unit property is rising at the intersection of 13th Avenue and Alder Street, within walking distance of the University of Oregon campus and Jane Sanders Stadium. Downtown Eugene is within 2 miles.
The site is also close to Chapter Eugene, the joint venture’s other student property in the city that came online last year.

Upon delivery, Chapter Alder will comprise studio, one-, two-, four- and five-bedroom floorplans. Each apartment will have in-unit laundry. The building will also include 2,200 square feet of ground-floor retail space.
Amenities are set to encompass group study spaces, a fitness center, multiple outdoor social areas and a rooftop terrace. Additionally, the community will feature a spa, firepits and grilling stations.
About 27,000 beds came online nationally year-to-date as of September, according to a recent Yardi Matrix student housing report. The amount was down almost 23 percent from the same period of 2024, when developers delivered approximately 35,000 beds. Some 26,500 beds are scheduled for completion next year.
CRG’s student housing inventory keeps growing
CRG’s student housing and multifamily team has already delivered more than 50,000 beds across north of 80 university markets nationwide. The firm focuses on campuses where enrollment is growing and housing demand remains strong.
In October, the firm broke ground on Chapter Mifflin, a 516-bed student project in Madison, Wis. The 162-unit development is set to come online for the 2027 academic year.
A few months earlier, a joint venture between CRG and Shapack Partners purchased the site for Chapter Ann Arbor, a 625-bed student community in Ann Arbor, Mich. The duo also obtained construction financing for the project that is scheduled for a 2027 delivery as well.
