CRG Delivers Student Housing in Wisconsin and Oregon
Each property is located near a flagship state university.
CRG has delivered off-campus student housing communities Chapter Madison, near the University of Wisconsin-Madison in Madison, Wis., and Chapter Eugene, near the University of Oregon in Eugene, Ore. Both are within a five-minute walk of the core campus.
Chapter Madison is a 10-story, 534-bed student housing development in the heart of Madison’s historic Greenbush neighborhood. The property, which is 100 percent leased, was designed by Lamar Johnson Collaborative and fulfills a critical part of Madison’s South Campus Neighborhood Plan by placing student residents near key campus destinations, such as the Library Mall. The development features 165 units in various floor plans, ranging from studios to five-bedroom apartments, all outfitted with contemporary furnishings and upscale finishes.
Chapter Eugene is a 12-story, 302-bed student housing community designed by Jackson | Main Architecture. It is 94 percent leased before opening and offers a mix of studio to five-bedroom units, each outfitted with modern amenities like quartz countertops, premium stainless-steel appliances, and smart-entry systems.
Amenities and design
Chapter Madison’s amenities, designed to support academic success and social engagement, include a fully equipped fitness center, a yoga studio, private study spaces, and a rooftop terrace with views of Lake Monona. The development also has a cultural exhibit that honors the rich history of the Greenbush neighborhood, paying homage to the area’s heritage through murals and a first-floor corridor display.
Chapter Eugene’s amenities include a 5,000-square-foot rooftop deck with panoramic views of the Western Cascades and Willamette Valley, a fitness center, and multiple study areas to support residents’ academic pursuits. The development’s prime location offers students easy access to campus and the vibrant downtown Eugene area.
JJ Smith, executive vice president and partner for CRG’s residential group, told MHN, “Both Madison and Eugene are among the country’s most competitive markets for off-campus student housing due to the strong demand driven by growing enrollments and limited housing options near their campuses.
“Chapter Madison taps into the University of Wisconsin’s vibrant culture. The building’s prime location offers student residents a convenient, connected, and highly amenitized living experience just steps from campus.
“Similarly, Chapter Eugene draws inspiration from the area’s outdoor lifestyle and appeals to University of Oregon students seeking a balance between academics and recreation. The strong pre-leasing performance of both assets underscores the appeal of each community to its student population and CRG’s ability to deliver a product well-matched to the market’s individual need.”
In addition to these completed projects, CRG has planned or broken ground on new student housing developments totaling 1,119 units and 2,665 beds across key university markets since the firm entered the student housing market in 2020.
