Flournoy Development Plans Nashville Community

The developer is teaming up with longtime contracting and architecture partners for the project.

Columbus, Ga.,-based Flournoy Development Group is expanding its Tennessee footprint with the development of Declan Hermitage, a 315-unit apartment community located in Nashville’s Hermitage neighborhood. The project is slated for completion in June 2027.

McShane Construction Co.’s Nashville regional office was selected as the builder, and Dynamik Design is the architect.

The 15-acre development will comprise six three- to four-story garden-style apartment buildings. Exteriors will feature Hardie siding and stone veneers with shingled roofs, Ply Gem windows and treated wood deck balconies with aluminum railings, according to McShane. Declan Hermitage will have one-, two- and three-bedroom layouts with an average of 902 square feet. Units will have finishes including luxury vinyl-tile flooring, granite countertops and stainless steel appliances.

The amenity package will include a clubhouse, outdoor pool and sun deck, grill stations, fire pits, a dog park and car wash.

Ryan Foster, senior vice president at Flournoy Development Group, described Hermitage as a growing community that blends suburban tranquility with easy access to Nashville’s urban amenities. The Hermitage neighborhood is about a 20-minute drive to downtown Nashville and less than 7 miles from Nashville International Airport. The neighborhood is the home of President Andrew Jackson’s Hermitage, a historic landmark and museum located about 10 miles east of downtown Nashville.

Other Flournoy developments

Flournoy and McShane have teamed up on numerous developments. In April 2024, Flournoy, in partnership with National Healthcare Corp., announced that it was developing Ellison Cool Springs, a 34-acre mixed-use community in Franklin, Tenn., approximately 20 miles south of Nashville. McShane Construction and Dynamik Design are also respectively the contractor and the architect for the project, which is expected to deliver in August 2026.

Ellison Cool Springs will have 332 apartments and 15 commercial units across three four-story buildings. The development will feature one-, two- and three-bedroom layouts with select two-story, live-work units.

In February, Flournoy, McShane and Dynamik Design teamed up again for another Southeast project, this time in the Greenville, S.C., market with the development of District South, a luxury mixed-use community with 365 apartments, 90 for-rent townhomes, six carriage homes and retail space. The homes will be spread across five four-story apartment buildings, 12 townhome buildings and three carriage home buildings.

The same team began another project in Greenville earlier that month. Tanner Road, a 461-unit community, is scheduled to come online in March 2027. It will consist of five four-story apartment buildings with 13 retail spaces, 12 townhomes and three carriage home buildings. The unit mix will feature one- to three-bedroom floorplans.
