Serving University of Wisconsin students, the property is fully leased.

A joint venture between Subtext and Harrison Street has completed VERVE Madison, a 142-unit, 536-bed student housing community in Madison, Wis. The 12-story high-rise serves the University of Wisconsin-Madison.

Partners on the 278,143-square-foot student housing development include general contractor Stevens Construction Corp, civil engineer JSD Professional Services, landscape architect Damon Farber and architecture firm ESG Architecture & Design. Harrison Street served as the lead investor, with Old National Bank acting as the lender.

Construction on the Class A community began in 2022, with the property fully leased for the 2024-2025 academic year. The unit mix consists of one- to five-bedroom layouts, ranging from 637 to 1,481 square feet. The fully furnished apartments provide bed-to-bath parity and private balconies or patios in select floorplans.

Common-area amenities include a fitness center, swimming pool and spa, business center, clubhouse, hot tub, cabanas and more than 6,500 square feet of green roof gardens. The Fitwel-certified building also has a multipurpose turf and game zone, sauna, terrace courtyard with grilling and fire pit lounging, study areas and ample parking.

Located at 506 W. Johnson St., VERVE Madison is within walking distance of the University of Wisconsin at Madison campus and the city’s downtown, as well as 1 mile from the Camp Randall Stadium. Dane County Regional Airport is within 5 miles of the property.

Subtext’s student housing growing portfolio

Subtext’s student housing portfolio consists of more than 10,000 beds across 20 communities in different U.S. markets. Last month, the developer completed VERVE West Lafayette, a 751-bed property serving Purdue University in Indiana. The community marked the firm’s first development near Purdue.

Earlier this year, Subtext began work on VERVE Columbia after acquiring a 3.8-acre parcel in Columbia, S.C. Scheduled to come online for the 2026-2027 academic year, the building will rise seven stories.
