Designed by Marchetto Higgins Stieve, Park + Garden is the first large-scale rental building to open in Hoboken in years. The mixed-use design highlights two 12-story residential towers connected by a podium with a lavish amenities center and an enclosed parking garage. There is 13,000 square feet of street-level retail space available as well as 32,000 square feet of educational space.
Carefully-designed residences showcase high ceilings, oversized windows, walk-in closets, bamboo flooring, and kitchens with granite countertops, sleek cabinetry and Energy-star stainless steel appliances. Certain homes come with incredible views of the Manhattan skyline. Monthly rents at Park + Garden start at $3,250 and fully-furnished model homes are open for viewing.
Property amenities include an attended lobby, state-of-the-art gym, multiple club rooms, courtyards, outdoor pool and landscaped deck, laundry facilities, bike storage and a 383-car on-site fully automated parking facility. Renters also have use of a recreational room and basketball court.
Located directly across the Hudson River from midtown Manhattan, Hoboken is well-known as one of the most vibrant city environments along the Hudson County “Gold Coast” with a lively main street, exciting nightlife and well-rounded recreational and social opportunities. The design of Park + Garden is pedestrian-friendly with a private street entrance.
“Uptown Hoboken blends the vibrancy of an urban downtown with a family-friendly atmosphere featuring multiple parks, playgrounds, new athletic fields and the scenic Hudson River Waterfront Walkway,” said Jacqueline Urgo, president of The Marketing Directors, the exclusive leasing and marketing agent for Park + Garden.
“There’s never a shortage of activities, with boutique shopping, restaurants, cafes and bars along Washington and 14th Streets and the nearby Bow Tie movie theatre. The City also hosts numerous waterfront concerts and seasonal fairs and street festivals. And being within minutes of the Lincoln Tunnel and the 39th Street NY Waterway terminal brings all that Manhattan has to offer within close reach.”
Bijou Properties sponsors a summer Farmer’s Market situated right outside the doors of Park + Garden. The Garden Street Farmer’s Market is situated at Garden Street Mews and held every Saturday from June to November. Filled with products from New Jersey farmers and the local Hoboken community, along with festive music, the Farmer’s Market was created by Bijou Properties to support sustainable agriculture, small businesses and make farm-fresh produce available to the community.
Park + Garden was designed for LEED Gold certification. Locally-based Bijou Properties is a leader in the field of “Green” development along the Hudson River Gold Coast. This is the third LEED-certified building from the developer in Hoboken and brags innovative, environmentally-sensitive features to minimize its impact on the environment. This includes a vegetated roof terrace that will reduce storm water runoff, a CHP (combined heat and power) module producing hot water and electricity using a single natural gas fuel source, charging bays for electric cars, and spaces for 200 bicycles. The heating, cooling and lighting designs, combined with a high-performance building envelope and the CHP module, aim to achieve a 20 percent reduction in energy usage based on industry standard comparisons.
