ZOM Living Starts Construction on Dallas Luxury Community

Upon completion in 2020, ATELIER will include 364 luxury units, 41,000 square feet of amenity and retail space, and a 10-story parking garage.

ZOM Living, in a joint venture with affiliates of Daiwa House Texas Inc. and Itochu Corp., has begun construction on ATELIER, a 364-unit mixed-use luxury community in Dallas. Balfour Beatty serves as general contractor, while Fifth Third Bank and SunTrust Bank provided construction financing. Stantec is the designer of the building and ZRS Management will provide leasing and property management services. 

Located at 901 N. Pearl St. in the Arts District, between uptown and downtown, ATELIER is within walking distance of Klyde Warren Park and provides convenient access to various entertainment, shopping and dining venues. The 41-story project is set to include 26,000 square feet of amenity space, as well as 15,000 square feet of retail space. The community will feature a mix of one-, two- and three-bedroom units, ranging in size from 702 to 2,266 square feet. Common-area amenities are set to include:

  • conference room
  • coworking spaces
  • swimming pool
  • fitness center
  • fire pits
  • lounge
  • private wine lockers
  • barbecue grills

Additionally, the property will feature an entertainment kitchen with indoor and outdoor dining areas, a dog salon as well as 553 parking spaces in a 10-story parking garage. The property will also incorporate 52 affordable lofts.

ATELIER is expected to open in about two years. In the meantime, another ZOM Living property in Texas is expected to be completed next year. Kinstead is a 376-unit luxury community in McKinney, currently under construction.
