XAG Breaks Ground on Houston Project
This development is part of a 3,000-acre master-planned community.

XAG Group has broken ground on its mixed-use community, RASHA at Audubon, located in the Houston suburb of Magnolia, Texas. The project will feature 326 units and is being developed next to the 30,000-square-foot Audubon Place Retail Center in the 3,000-acre Audubon master-planned community.
RASHA at Audubon will feature a total of seven garden-style structures. Also included will be a 15,000-square-foot clubhouse and air-conditioned corridors, all connected with the retail center through pedestrian-friendly natural walkways.
“Last year, we had a number of economic challenges, with interest rates moving up and down,” Nathaliah Naipaul, CEO of XAG Group, told Multi-Housing News. “We were able to use our development track record to attract lending partners out of Dallas, and obtain financing during a time not many multifamily communities were able to land financing.”
There were also cost fluctuation challenges when it came to the project, Naipaul added. But the company was able to value engineer the community and control building costs. Still, its design is incredibly detail-oriented.

“For instance, our clubhouse roof structure mimics the wings of a bird, which is an homage to French-American artist and naturalist John James Audubon, renowned for his paintings of birds,” she noted.
RASHA at Audubon will offer water features, EV charging stations, bike repair and storage, a dog park and pet wash station, a mail room with an Amazon Hub package system, a reflection pond and grill stations and courtyards with lawn games. The community’s clubhouse has been subdivided to feature a leasing center, business center and fitness center.
Features and finishes of apartments include a key fob entry system, walk-in closets, noise-reducing double-pane windows and valet trash service.
“We also mimicked many of the finishes of private homes near the development, to keep the look of the apartments consistent with the residences behind them,” Naipaul said. “Here, people can live, work and play in a place that introduces luxury rental living into a suburban setting.”
Last month, Housing Trust Group began developing The Rushmore, a 101-unit Houston multifamily community where most of the residences will be earmarked as affordable. Located in the Energy Cooridor, the project will feature 32 one-bedroom, 50 two-bedroom and 19 three-bedroom units.
