Work Nearly Complete on 110 First Street in Jersey City

Jersey City, N.J.—Urban Development Partners, along with ARES Management and BLDG Management, is close to completion on 110 First Street in Jersey City’s waterfront (the property’s also known as The One). The developers recently tapped The Marketing Directors to take the apartments, which will be open this spring, to the market, including studio, one-, two- and three-bedroom units.
The development is a 35-story tower with 451 units, along with a parking garage with 358 and 15,000 square feet of retail. Common amenities include an outdoor pool, rooftop lounge and terrace, children’s play room, home theater, golf simulator, billiards and game rooms. There will also be a 24-hour doorman, and the property is adjacent to a dog walk and a public park.
The One also counts as a TOD. A light rail stop is located immediately outside the building, and it isn’t too far from the Grove Street, Pavonia/Newport and Exchange PATH stations. PATH (Port Authority Trans-Hudson) is rail service between New York City and New Jersey.
Jersey City is a boomtown these days for multifamily construction, since it’s able to offer an easily accessible alternative to the much higher-priced apartments across the Hudson River in Manhattan. About 20 residential buildings are currently under way in the city, though most of them (unlike The One) aren’t on the waterfront.
The Marketing Group is no stranger to Jersey apartments. Recently the New York-based company completed the lease-ups of 18 Park and 123 River St. in the West Paulus neighborhood of the city.
