Everett, Mass.—The third and final phase of the three-building, 328-unit apartment community called The Batch Yard is now complete in Everett, Mass. The end of construction brings the entire development effort to completion.

Managed by the Bozzuto Group and developed by Fairfield, Ct.-based Post Road Residential, The Batch Yard offers loft-style studio, one-, two- and three-bedroom apartments measuring 648 to 1,356 square feet in size. Among its amenities are an outdoor pool and movie theater, outdoor grilling stations, pet activity areas and pet washing station. It also offers a large fitness center, multiple outdoor and indoor resident gathering spaces and dedicated covered parking.

The community is built on the site of the one-time Charleston Chew Candy Factory and is currently running a “Golden Ticket” leasing contest, which pays homage to Willy Wonka & the Chocolate Factory.

“There is currently tremendous job growth taking place in the Boston, Cambridge, and Somerville markets,” Andy Montelli, director and principal at Post Road Residential, told MHN.

“Software, biotech, pharmaceutical and health services industries are adding thousands of jobs, and creating a strong demand for housing in close proximity to centers of business. Much of the additional housing in the downtown Boston market comes with a very high price tag for a limited amount of space.

“The Batch Yard is situated less than one mile from the Boston line and just 2.5 miles from downtown or Kendall Square, offering an attractive residential option just outside city limits. Notably, we were able to transform an old mill building into a luxury loft-style project, and deliver it at rents that are 60 percent of what they are paying in downtown Boston.  We feel we provide a better product compared to what renters can find downtown, while delivering high-end amenities, large floor plans, a lower price point and a convenient location.”

The urban site had a one-and-a-quarter century history as a place where products ranging from candy to fertilizers had been manufactured, he added.

“The transformation process was long and complicated, requiring extensive clean-up that was only possible due to an excellent environmental team, and cooperation from the Massachusetts DEP, who began working with us early in the project to design a plan that would be effective and work with our overall design,” Montelli said.

The delivery of The Batch Yard’s third phase is the culmination of a carefully crafted plan conceived by officials of Post Road Residential.
