Willowick Residential to Manage San Francisco Apartments

Located in SoMa, the community will be the Hines subsidiary's first assignment in the West.

Hines has appointed Willowick Residential to manage a 278,000-square-foot project located at 33 Tehama St. in San Francisco. Dubbed 33 Tehama, the community was completed in 2018 and is owned by a partnership between Hines and Invesco Real Estate.

The 35-story project, situated in San Francisco’s South of Market neighborhood, features one- and two-bedroom floorplans, as well as two-bedroom penthouse apartments. The property’s affordable component consists of 56 units, according to Yardi Matrix data.

Community amenities at 33 Tehama include a wellness spa, a rooftop solarium, a resident library, a bocce court, a pet spa, an on-site concierge and an Amazon package locker system. The property also boasts 1,800 square feet of ground-floor retail and is within walking distance of several shopping and dining options.

33 Tehama is a five-minute walk from the Transbay Transit Center, a central hub that provides train and bus service to the North and East bays, Silicon Valley and San Jose. The community is also less than a half-mile from Interstate 80.

In early August, Hines elected Willowick Residential as property manager for The Emerson, a 355-unit community in Centreville, Va. Hines Global Income Trust acquired the asset from JLB Partners for $117 million in January 2020, Yardi Matrix data shows.
