Wan Bridge, Centurion American Eye Metroplex BTR Project

The partnership plans to build more than 10 such communities across North Texas.

Wan Bridge and Centurion American Development Group have partnered to develop Frontera Shores Townhomes, a 201-unit built-to-rent project in Lewisville, Texas.

A batch of initial homes is slated for delivery this September, while full completion is expected by December 2026.

The nearly 36-acre site is close to Interstate 35E, roughly 27 miles northwest of downtown Dallas.

Upon completion, the BTR community will encompass two- to four-bedroom townhome units. Common-area amenities are set to include walking trails, a dog park and a swimming pool.

Since 2016, Wan Bridge has acquired and constructed several BTR properties across Texas. Last year, the company brought online the 280-unit Residences at Rayzor Ranch in Denton, roughly 17 miles from its Lewisville project.

Frontera Shores Townhomes marks the first BTR development between the two entities. The partnership plans to build more than 10 such projects throughout North Texas, set to encompass north of 1,000 rental homes.

When developers and homebuilders team up

More and more developers partner with homebuilders in the pursuit of BTR projects. Blackstone Real Estate’s subsidiary, Tricon Residential, joined forces with HHS Residential for the construction of Tricon Peek Road, a 175-unit community in Katy, Texas, which debuted this month.

Earlier in the year, institutional investors advised by J.P. Morgan Asset Management teamed up with Georgia Capital and its homebuilding company, Paran Homes, to create Laseter Development Group, a BTR development firm focused on the Southeast.

BTR completions hold steady in the Metroplex

Some 670 rental homes came online throughout the Metroplex during the first four months of the year, according to Yardi Matrix information. The figure is bound to increase and reach 3,164 units by year’s end—nearly matching 2024’s BTR deliveries.

Dallas-Fort Worth’s BTR pipeline encompassed more than 7,880 units as of April, the same data provider shows. One of the underway developments is RangeWater Real Estate’s 121-home rental project in Corinth, Texas, which started construction last year.
