Upscale Mixed-Use Community Opens in LA

Developed by the Korda Group, the 138-unit luxury apartment building was designed to blend into the surrounding neighborhood’s Art Deco style.

The Mansfield at Miracle Mile, a new mixed-use development at 5100 Wilshire Blvd., has opened in Los Angeles. The project features 138 apartments above approximately 13,000 square feet of retail space.

The Mansfield’s Art Deco exterior evokes the Four-Star Theater that once stood on the site. Matinee-inspired awnings, a mural of the theater in the central breezeway and a Wilshire Blvd.-fronting central marquee extending the building’s full eight-story height all harken to the theater. The Mansfield captured the Sycamore Square Neighborhood Association’s first-ever “Sycamore Square Exceptional Architecture Award.”

Growing up in L.A., you get a sense of which areas are more of a hangout spot,” Aaron Korda, project manager at the Korda Group, told Multi-Housing News. “This site as really ideal in its proximity to great dining, nightlife, and shopping. There is over a million square feet of office space within a mile of The Mansfield, so we knew that there would be a demand for housing that’s within walking distance. Metro is also investing billions of dollars on the Purple Line, which has a stop on Wilshire and La Brea one block east, increasing foot traffic.”

Location east of La Brea

Among the challenges the Korda Group faced was the development environment in 2013, which had not yet boomed, and the location of the development. “My dad (The Korda Group President Robert Korda), grew up in the La Brea towers and would always tell me, ‘Don’t develop east of La Brea,’” Korda said.  

The apartments in The Mansfield feature stainless steel appliances, Italian kitchen cabinetry, hardwood-look plank flooring, Arcadia Aluminum soundproof windows, LED backlit mirrors in bathrooms and spiral staircases in select loft units.

Among more noteworthy common-area amenities are a third-floor party deck with a movie screen for community events, a fifth-floor sundeck with hammocks, a sixth-floor sky deck with view south to LAX and a TechnoGym-equipped fitness center.

Pre-leased space

The Automobile Club of America pre-leased 6,756 square feet of space in The Mansfield’s ground floor retail space fronting on Wilshire Boulevard and is now open.

We have a lot of interest in the remainder of the commercial space, especially with the Purple Line opening soon, but we are working to find the right tenant for that location,” Korda said in a prepared statement.

The Korda Group was founded in the 1950s by Holocaust survivor and structural engineer Joseph Korda, has developed close to 1,000 units and owns and manages approximately 3,000 units in California and Oregon.

Another Los Angeles luxury residential building opened just last month. Developed by Strategic Legacy Investment Group, Legacy Knowlton is a 36-unit community located in the Ladera Heights/Westchester neighborhood, near Interstate 405 at 6944 Knowlton Place.
