UIPGC Completes $4.5M Renovations on D.C. Community
UIP General Contracting recently completed a $4.5 million renovation on a six-building garden-style community called Takoma Flats.
Washington, D.C.—UIP General Contracting Inc. (UIPGC) recently completed a $4.5 million renovation on a six-building garden-style community called Takoma Flats. The community, which is located on the border of Washington, D.C. and Silver Spring, Md., includes 71 existing units and 17 newly constructed units.
Takoma Flats, which was originally called Juniper Gardens, was acquired by Rock Creek Property Group LLC and Baybridge Group in November of 2011, and they hired UIPGC to make renovations and for engineering services.
In addition to the new units, UIPGC replaced the old central boiler systems with individual in-unit HVAC systems, installed upgraded electrical systems, created in-ground patios for the terrace-level units and renovated the interiors of all the units, including upgraded kitchens and bathrooms. The renovations were all scheduled as to cause minimal resident strain.
“Tenant in-place, value-add projects are one of UIPGC’s strengths,” Heath Wilkinson, president, UIPGC, says. “We were able to add substantial value in the preconstruction phase by reducing the total project cost by $600,000 and helping our clients, Rock Creek Property Group and Bay Bridge Group, achieve their goals by substantially upgrading their asset.”
