Twining Properties, Skanska Complete Luxury Tower in South Boston

BostonSkanska USA and Twining Properties have completed Watermark Seaport, a 346-unit luxury multifamily community that recently welcomed its first residents.

HSBC USA provided a $121.6 million construction loan, according to Yardi Matrix. Situated at the intersection of Seaport Boulevard and Boston Wharf Road, the South Boston community comprises 139 studios, 127 one-, 32 two-, and 4 three-bedroom units, as well as 44 penthouses. The apartments are spread over a 17-story, 281-unit tower and a 6-story loft building targeting LEED Gold Certification.

“Watermark Seaport and its surrounding neighborhood is coming alive with many new residents, and we have seen strong interest in the building from people who want a modern, urban lifestyle,” said Charley Leatherbee, executive vice president of Skanska USA Commercial Development for Boston, in a statement. Skanska served as the project’s co-developer and general contractor.

Within a 10-minute walk from both South Station and the Institute of Contemporary Art, the luxury community is conveniently located for everything South or Downtown Boston. Sitting at 85 Seaport Blvd., the pet friendly multifamily tower offers 15,000 square feet of luxury amenities including the 18th floor Sky Deck overlooking the Financial District and the Boston Harbor, outdoor courtyard linked to Q Park and with access to basketball court, second-floor terrace with outdoor fire pit and grilling areas, fitness center, a wellness studio for yoga, boxing, and group fitness, billiards room, open work spaces, and a coffee bar.

Watermark Seaport also offers 24-concierge service, 200 parking spots and electric car charging stations, common area Wi-Fi, dog washing spa, private storage units, first floor restaurants and shops, as well as private dining and event space.

Rents at Watermark Seaport start at $2,300 for a studio, $2,800 for a one-bedroom unit and $3,700 for a two-bedroom apartment, while three-bedroom residents will shell out at least $4,200 monthly.

Skanska is currently working on two other developments in the Seaport Innovation District—the neighboring 101 Seaport and 121 Seaport towers are ready to add 840,000 square feet of Class A, LEED Platinum Certified office space to the burgeoning submarket.
