Twin Apartment Buildings Open in Santa Monica
Two multifamily rental properties adjacent to each other in Santa Monica that have been in the works for some time have finally been completed. The properties, called NMS@1420 and NMS@1430, will each house 50 one- and two-bedroom apartments.

Santa Monica, Calif.—Two multifamily rental properties adjacent to each other in Santa Monica that have been in the works for some time have finally been completed. The properties, called NMS@1420 and NMS@1430, will each house 50 one- and two-bedroom apartments.
The developer who finished the project, NMS Properties, took over from the original developer but worked with Killefer Flammang Architects—the original architect—to complete the two six-story buildings. The building exteriors are distinguished by sloping, metal roofs, which also conceal mechanical equipment, notes KFA principal Barbara Flammang, whose firm has designed more than 8,000 units of multifamily housing.
The property, near downtown Santa Monica, counts as transit-oriented. The beach (always an attraction in Santa Monica) is a few blocks away, but more fundamentally, the LA Metro mass transit system is slated to open a rail station three blocks from the project in about three years. NMS@1420 and NMS@1430 also include parking on three subterranean levels.
Units range from 525 square feet to 1395 square feet, and include European-styled cabinetry, stainless steel kitchen appliances, and personal security systems. Full-lot 10-foot wide courtyards provide lounging areas for residents along the sides of the buildings.
Rental prices start at $2,695 for one-bedroom units, and $3,795 for two-bedroom apartments, according to NMS. The company owns and manages about 2,000 multifamily market-rate and affordable housing units throughout the metropolitan Los Angeles area.
