TWG Enters Utah With Veteran Housing Project
The West Haven development is also the Weber County Housing Authority's first LIHTC venture.
A partnership between TWG Development and Weber County Housing Authority has broken ground on Residences at West Haven, a 40-unit senior housing community in West Haven, Utah.
The $9.5 million project will be TWG’s first property in the state and it will serve residents aged 62 and over. Residences at West Haven is the local Housing Authority’s first LIHTC project.
July marked another first for TWG: Its first property in the greater Chicago area will bring 174 units to Naperville, Ill. McDowell Point is anticipated to be completed in 2023.
LIHTC support
While Residences at West Haven gives priority to military veterans, several units will be reserved for people with disabilities or those who have experienced homelessness.
The three-story community will take shape at 1110 W. Shady Brook Lane, on a 1-acre land, and will feature one-bedroom units. The apartments will be available to seniors earning between 30 and 80 percent of the area median income. According to public records, the rent restrictions will be in place for 50 years.
The property, which will encompass nearly 38,000 square feet, will feature a fitness center, computer room, on-site storage and bike racks as well as raised garden beds.
The City of West Haven approved and adopted the master development agreement at the end of 2020. Construction is underway, and Residences at West Haven is expected to be delivered in the fall of 2022.
In December, the Utah Housing Corp. allocated 9 percent federal Low-Income Housing Tax Credits for the development, public records show. The Weber County Housing Authority offered eight project-based Section 8 vouchers to Residences at West Haven.
TWG received additional backing from Horizon Bank, Raymond James, Olene Walker Housing Loan Fund and Rocky Mountain Community Reinvestment Corp.
Offering easy access to Interstate 15, Residences at West Haven is situated some 4 miles northeast of downtown West Haven and within 2 miles from the Twenty-First Street Pond park.
