Trio to Develop Waldorf Astoria-Branded Residences in Florida
Related Group and Merrimac Ventures are partnering with Hilton to build a 28-story luxury condo community in Pompano Beach.
The Related Group and Merrimac Ventures have teamed up with Hilton to launch Waldorf Astoria Residences Pompano Beach, a 28-story waterfront tower that will offer 92 luxury condominiums. This project represents the first purely residential Waldorf Astoria-branded property, as well as its first in South Florida’s Broward County.
Residences will be available in a variety of two- to five-bedroom floorplans ranging in size from 2,100 square feet to 6,100 square feet. Located at 1350 South Ocean Blvd. in Pompano Beach, Fla., just north of Fort Lauderdale, Fla., the two-acre property will also feature a private 19-slip marina.
The development team filed plans with the city of Pompano Beach during the summer with an estimated delivery date of 2027. Merrimac Ventures, a Fort Lauderdale-based real estate investment and development firm, which has owned the property for more than a decade, began floating plans for a condo tower as far back as 2015. Dev Motwani, CEO of Merrimac Ventures, said in prepared remarks the firm has completed several developments in the market over the years but felt the oceanfront property was unique and was waiting for the right vision and the right partners to move forward with a plan. Merrimac is currently involved in more than $3 billion in real estate developments, many in South Florida, including residential projects at the 27-acre master-planned mixed-use Miami Worldcenter development. One of the development, The Crosby at Miami Worldcenter, a 33-story, 450-unit tower, is a partnership with Related Group. That project is slated for completion in 2025.
One of the country’s largest real estate conglomerates, Related Group has more than 70 projects in varying phases of development and a development portfolio valued at more than $40 billion over several decades. In May, Related Group broke ground on Casamar Residences, a 21-story condominium project with 119 units, also in Pompano Beach. The project is at 911 N. Ocean Blvd. and is scheduled for completion in 2025.

Waldorf Astoria Residences Pompano Beach is being designed by Nichols Architects in collaboration with KORA, BAMO and Enea Landscape Architecture. Each residence will have its own private elevator foyer for privacy, high ceilings, oversized balconies and floor-to-ceiling windows with Atlantic Ocean and intracoastal views. Features will include custom Italian cabinetry along with Wolf and Sub-Zero appliances.
The luxury property will have more than 15,000 square feet of hospitality-inspired and lifestyle amenities including a 20,000-square-foot oceanfront pool deck with lap pool and private spa, outdoor bar and dining lounge, summer kitchens and resident cabanas. Residents will also have access to a spa with private treatment room, sauna and steam rooms, a state-of-the-art fitness center, dedicated movement studio and spin room.
Other features will include a ground-floor food and beverage concept, billiards lounge, childrens’ entertainment room and multi-sport simulator, beach and pool-side service, in-residence dining and a personal concierge. The property will have an assortment of museum-quality art from the world-renowned Jorge M. Perez Contemporary Art Collection.
