Compton, Calif.—Trammell Crow Company and Principal Real Estate Investors have started work on The Brickyard in Compton, Calif. The project will consist of two Class A industrial logistics buildings totaling about 1 million square feet.
Building A, which will measure 525,400 square feet, will feature 88 dock high doors with a cross dock configuration, 270 parking spaces, and 185-to-240-foot full concrete yard. Building B, at 481,600 square feet, will have 111 dock high doors with a cross dock configuration, 307 parking spaces, and a 185-foot full concrete yard.
Both buildings will be built simultaneously, and the project is scheduled for completion July 2016. The development will be seeking LEED Gold certification.
Compton is located in Los Angeles County, south of Downtown Los Angeles, but not part of the larger city. Its central location is an advantage for logistics, as about 14.8 million people live within a 50-mile radius.
The Brickyard is about seven miles from LAX and 10 miles from the ports of Los Angeles and Long Beach, and thus provides supply chain and eCommerce space to serve the western United States and SoCal markets. The project is being marketed jointly by John Schumacher, Bret Quinlan, David Stromath and Dean Haney of CBRE.
