Tradition Senior Living Enters Houston
The company broke ground on a 316-unit community slated for completion in late 2018. The two-building property will offer a continuum of care, including independent living, assisted living and memory care.

Marking its first senior living community in Houston, Tradition Senior Living LP broke ground on The Tradition-Buffalo Speedway. This marks the company’s first venture outside of Dallas, following the opening in 2010 and 2015 of two communities totaling 639 units. The grand opening of the 316-unit community is planned for late 2018.
Located at 9339 Buffalo Speedway on a 7.6-acre tract inside the loop (Interstate 610), the asset will offer a continuum of care. The property will feature a 222-unit independent living building and a 94-unit assisted living/memory care building next door. Property amenities will include an indoor pool, weight room, Pilates room and group-exercise room with in-house fitness instructor, as well as lush landscaping and courtyards, an underground parking garage and restaurant-style dining in multiple venues. The rental community with no buy-in fee will feature classic, elegant design with English antiques in airy, livable rooms.
Top location
The asset is a 10-minute drive from Texas Medical Center, Texas Children’s Hospital, Michael E. DeBakey VA Medical Center and Ben Taub Hospital. The property is also conveniently situated close to the Museum District, entertainment venues and shopping.
“The Tradition-Prestonwood and The Tradition-Lovers Lane in Dallas have both been well received by residents and their families,” said company founder Jonathan Perlman, Sr., in prepared remarks. “Quite a few residents moved from Houston to Dallas to be near their adult children and grandchildren. They all felt that The Tradition would be equally welcomed in Houston.”
Demand for senior housing will more than double between now and 2035, according to data from JLL. Medistar has also begun the development of a transitional care facility in North Houston, slated for completion in 2018.
