Sale Price: $40 million
HUBB NYC Properties has purchased a 70-unit residential building from Adam America. The buyer secured a $29.7 million loan through an amended and restated note originated by JLL Real Estate Capital.
The property came online in 2015 and rises nine stories in the borough’s Gowanus neighborhood. It includes an average unit size of 732 square feet and 778 square feet of retail space.
Sale Price: $32.7 million
P Real Estate Group USA has acquired the West Village residential asset used for exterior shots of the apartment building featured in the TV Show Friends.
Wharton Properties sold the 22-unit property at a 79 percent profit when compared to its previous sale price of $18.3 million from 2023. Baseline Real Estate Advisors brokered the off-market deal, according to The Real Deal.
The six-story structure dates back to 1900 and was built in the Renaissance Revival style. It includes an average unit size of 612 square feet and 2,112 square feet of retail space.

Fairstead has sold the 79-unit multifamily property in Astoria, N.Y., in an all-cash sale to an entity affiliated with Witnick Real Estate Partners. The buyer secured a $16.4 million loan from Webster Bank.
Completed in 2011, the property rises eight stories and features an average unit size of 843 square feet.

The same buyer picked up another property nearby, in the same Old Astoria neighborhood. Fairstead sold the 65-unit residential property, in another all-cash transaction. Webster Bank originated a $14.5 million acquisition loan.
The eight-story building came online in 2012 and includes an average unit size of 911 square feet.

Stellar Management has sold the two-building multifamily property to an entity affiliated with Berkeley Properties. The buyer also secured a $15.2 million loan from JPMorgan Chase.
The property consists of 331 units with an average unit size of 1,086 square feet. Rising 14 stories each, the duo dates back to 1966 and is within the Unionport neighborhood of the borough.
