Toll Brothers Wraps Jersey City Tower

The property offers more than 250 condominiums in the city’s Powerhouse Arts District.

Toll Brothers City Living and Sculptor Real Estate have completed work on the 259-unit 151 Bay Street condo tower in Jersey City, N.J. The 34-story building is situated in the city’s Powerhouse Arts District, a former warehouse district on the Hudson River.

The property offers studios and one-, two- and three-bedroom unite ranging in size from 538 square feet to 1,446 square feet. The properties are listed at a range of $560,000 to $1.829 million. Demand for the units has been strong, according to Toll Brothers City Living President David Von Spreckelsen, who said in a statement that over 75 percent of the units have been sold so far.

Units feature open-plan living areas, white oak floors and oversized floor-to-ceiling windows. Kitchens come with Italian walnut and dove gray cabinetry, quartz countertops, and Bosch and Thermador appliances. 

All residences at 151 Bay Street have vented washer and dryers. Some units evoke the industrial history of the Powerhouse District, with ceiling heights ranging from 11 feet to 13 feet. The interiors are by Bernheimer Architecture.

Common amenities at the property include a 34th floor Sky Lounge, offering cityscape and waterfront vistas, while a south-facing rooftop terrace offers sunset views. The 8th floor includes a fitness center with a yoga room and a residents’ lounge with a kitchen that opens out onto a sundeck with a gas fire pit and grills, seating for dining, as well as a pool with chaise lounges. Other amenities at 151 Bay Street include a game lounge with arcade games, a children’s playroom, a dog run and a spa, as well as onsite parking and a 24/7-attended lobby.

Provost Square

Designed by architects SLCE, 151 Bay Street is the third (and final) building at Provost Square, a series of developments around a new square on Provost Street in Jersey City, between Morgan and Bay streets. The plaza has restored cobblestoned streets, landscaping and public seating. 151 Bay Street features original murals, mostly in a floral motif, by local artist Emilio Florentine.

Toll Brothers City Living is the urban development arm of homebuilding giant Toll Brothers. The division has thus far completed 45 condominium buildings totaling over 7,200 residences. Sculptor is a global alternative asset firm with about $32 billion in assets under management.

As a cheaper but high-end alternative to Manhattan, Jersey City has seen a residential boom stretching back to before the onset of the COVID-19 pandemic. In the four years from 2019 to 2023, the number of new housing units completed each year has grown by 50 percent.

Among the projects being constructed on the city’s waterfront is Tishman Speyer’s 55 Hudson Street.
