Toll Brothers Opens Atlanta Student Community
The developer financed the construction of this project with a $91 million loan.

Toll Brothers Campus Living has officially opened Kinetic, a 239-unit, 752-bed student housing community in Atlanta. The developer broke ground on the Class A property in July 2022 and financed the construction with a $91 million loan originated by U.S. Bank.
The off-campus, 34-story community serving the Georgia Institute of Technology started to welcome students in August. The unit mix consists of one- through five-bedroom floorplans ranging between 490 and 1,715 square feet. Select layouts feature private bathrooms and oversized closets.
Common-area amenities include multiple study lounges with private and collaborative spaces, a high-tech content studio, a coffee bar and social lounges. Additionally, the high-rise has a community room, e-sports lounge and fitness center, sky lounge, swimming pool and outdoor courtyard with grills and rooftop dining.
Located at 1025 Spring St., the student community is close to a host of dining and retail options, as well as within walking distance of the Georgia Institute of Technology campus and the Bobby Dodd Stadium. Downtown Atlanta is 4 miles away and Hartsfield-Jackson Atlanta International Airport is less than 12 miles southwest.
Toll Brothers’ growing student housing inventory
Since its inception, Toll Brothers Campus Living has completed about 2,000 units and north of 6,000 beds nationwide. The company’s student housing development pipeline currently comprises almost 700 additional beds.
In November, the company partnered with The Davis Cos. for the development of Aperture, a 680-bed student housing community in Orlando, Fla. Scheduled to come online for the next academic year, the property will comprise 204 units.
In fact, Toll Brothers’ first multifamily project in Florida was also a student housing community. The 293-unit Lapis came online last year in Miami.
