College Park, Ga.—The first phase of ThePad on Harvard, a mixed-use, transit-oriented development in College Park, Ga., by ThePad on Harvard Residential LP, is now under way. When complete, the phase will include 109 apartment units.

The property is in the vicinity of Hartsfield Jackson Atlanta International Airport, but that isn’t why it’s a TOD. Rather, it’s very near the College Park MARTA Station.

Rod Mullice, partner in Air Realty and ThePad on Harvard Residential LP, tells MHN that “the key to attracting young professionals in today’s market is more than geographic locale. Easy access to transit is important to giving them the freedom and sociability that long commutes by car diminish. They want to get to jobs, shopping and leisure activities without sacrificing the time and money city traffic gridlock consumes.”

Common amenities at the property will include a pool and patio area, as well as a rooftop sky lounge with a balcony. Rents will average about $1,500.

ThePad on Harvard Residential LP, which is affiliated with Air Realty LLC and HJ Russell & Co., tapped Atlanta architects Niles Bolton Associates to design property and HJ Russell & Co. to build it. Atlantic Capital Bank provided a $16.5 million construction loan.
