Timberland Partners JV Open 243-Unit Community in Minneapolis

The development is part of the company’s Green Fourth project, which aims to reduce pollution. G4 includes 66 affordable units.

A joint venture between Timberland Partners and Prospect Park Properties have opened the $53.8 million Green on 4th or “G4,” a 243-unit community in Minneapolis. Tushie Montgomery Architects designed the project, while Frana Cos. built it.

Located at 2949 Fourth St. Southeast, in the Prospect Park neighborhood of Minneapolis, the property sits on approximately 2.4 acres. Additionally, the community offers convenient access to the Metro Green Line Light Rail along the U of M Transitway.

G4 features a mix of studio, one- and two-bedroom units ranging from 519 to 1,136 square feet. According to Yardi Matrix data, 66 units are affordable. In-unit amenities include wood plank flooring, quart countertops, stainless steel and energy-efficient appliances, full-size washer/dryer and patio/balconies in selected units.

Common-area amenities include a rooftop, courtyard with grilling areas, resident lounge, game room, fitness center, bike storage and repair area, automated package center and heated underground parking. The pet-friendly community also features a dog run and pet grooming station. The development is part of the Green Fourth, a project aiming to reduce pollution in the watershed while adding new public green space and habitat.
