Thompson Thrift Debuts Kansas City Property

The Missouri community features 300 apartments.

Thompson Thrift has opened The Depot, a 300-unit multifamily community located at 101 S. Dean Ave. in Raymore, Mo., a suburb of Kansas City. The property, which saw its first residents move in late last year, is nearly 30 percent leased.

The developer broke ground on the community in the fall of 2022, with UMB Bank originating a $53.3 million construction loan backing the asset. Construction at the property is not quite complete, however, with Thompson Thrift expecting the finishing touches to be completed this summer.

Rents at the property range from nearly $1,300 a month for a 689-square-foot, one-bedroom unit to $1,945 a month for a three-bedroom unit measuring 1,369 square feet. About half of the units are two-bedroom units, while fewer than half of the apartments are one-bedroom units. There are also a small number of three-bedroom units.

Property details

The Depot includes nine three-story buildings with one-, two- and three-bedroom apartment units. Interior finishes including bar-kitchens with quartz countertops, stainless steel appliances, tiled showers with glass doors, nine-foot ceilings, walk-in closets with custom wood shelving and full-sized washers and dryers.

Common amenities include a 24-hour fitness center, a resort-style swimming pool and a dog park. A speakeasy-inspired clubhouse is also available to residents.

Thompson Thrift held a ribbon-cutting early this month where visitors took model tours and were shown the clubhouse and other amenities. As part of its community outreach, the developer presented a check to Ronald McDonald House of Kansas City.
