Thompson Thrift Starts Work on 300 Units in Colorado Springs

This is the developer’s second new project in the area this month.

Thompson Thrift has started construction on The Maverick, a 300-unit community located in Monument, Colo. The Colorado Springs-area property is expected to open its doors to residents in February of 2027.

At delivery, Maverick will comprise garden-style apartment buildings with one-, two- and three-bedroom floorplans. Units will contain quartz countertops and stainless-steel appliances, along with in-unit laundry. Certain homes will include balconies or patios, with others featuring private yards.

Amenities at the roughly 18-acre community will include a 24-hour fitness center, resident conference room, heated pool, outdoor game area and a pet spa with grilling areas.

The property will be located at 1300 Higby Road, near Interstate 25. Additionally, Pike National Forest is about 6 miles away, and the United States Air Force Academy is some 10 miles away.

Activity in Colorado Springs: down, but not out

Earlier this week, Thompson Thrift started work on Venture on Venetucci, another community taking shape in Colorado Springs. The 336-unit development will occupy 16.5 acres and is expected to come online a month after The Maverick.

Colorado Springs saw 543 units deliver in the first half of 2025, according to CBRE. This figure was down from 1,974 units in the back half of 2024 and far from the peak of 3,666 deliveries in the second half of 2023. The area had an occupancy rate of 94 percent as of the end of June, up 170 basis points year-over-year.

In May 2025, Thompson Thrift sold Upland Flats, another 300-unit community in Colorado Springs which it had completed in 2023. NALS Apartment Homes purchased the asset for $81.2 million, according to Yardi Matrix.
